Little Meadow Cranleigh Ltd (“LMC”) [formerly called Little Meadows (Cranleigh) Management Company Ltd] was established by Bellway Homes Limited for the purpose of managing the estate known as Little Meadow.
The objectives of LMC are:
- To provide the services anticipated in each resident’s purchase agreement for their freehold property;
- To ensure that residents abide by the conditions contained in their agreement;
- To ensure that the estate enhances the appeal of each property by providing a good standard of maintenance; and
- To encourage residents to maintain their property such that it helps to enhance the overall area that is visible to others who live on or who visit the estate.
LMC is responsible for the land comprising the common areas of the estate and will eventually own it, once it been transferred from Bellway’s ownership. The land is shown hatched in blue on this site plan and the change of ownership is being pursued by the directors.
The company has no share capital therefore it has no shareholders, only Members. It is a company limited by guarantee so the maximum liability of any Member in the unlikely event of a liquidation is just £1.00.
Every new owner at Little Meadow is enrolled as a Member of LMC and if there are joint owners then they are collectively the Member and the first-named may exercise the right to vote at a meeting. Upon completion of the sale of a property the entitlement to be a Member will pass to the new owner. For all Housing Association properties, the Housing Association is the Member.
The current Directors of the company are in regular contact with each other and with our Managing Agent.

Accounts for the company are drawn up annually following the financial year-end which is 30th September. The accounts will each year be posted on this website for download and the latest ones are here.
